Methodology
Every figure in this application is computed live from the three raw website exports. Nothing is hard-coded. This page states the rules that produce them.
Sources
Three website exports form the evidence base.
- Term range searches — search intent: location, move-in date, stay length. 0 rows.
- Exit-intent leads — stated monthly budget plus desired term. 0 rows.
- Configurator analytics — clicks on room size and occupancy filters per location. 0 blocks.
Validity rules
Records failing these rules are excluded from the affected metric only, never from the whole dataset.
- Budget valid when between EUR 200 and EUR 3,000.
- Stay length valid when between 1 and 36 months.
- Move-in dates are read as the first day of the stated month.
- Configurator blocks without a resolvable location are unusable.
- Emails are hashed on import; no personal data is stored.
- The current, incomplete week is excluded from momentum.
Evidence tags
Each figure carries the strength of its evidence.
- Observed
- Read directly from the raw export.
- Calculated
- Derived mathematically from observed values.
- Indication
- Small sample or proxy measure — directional only.
- Insufficient data
- No defensible statement is possible.
Glossary — every term in plain language
Hover any column header, KPI title or evidence tag in the application to see the same explanation directly where the figure appears.
- Sample (n)
- n = the number of records behind the figure. The larger n is, the more reliable the statement.
- Median budget
- The middle value: half of all enquirers state a lower monthly budget, half a higher one.
- Typical budget range (middle 50%)
- Upper budget range (top 25% starts here)
- Premium budget (top 10% starts here)
- EUR 1,000+
- Share of enquirers whose stated monthly budget is EUR 1,000 or more.
- vs portfolio median
- Difference between this median budget and the portfolio median, in percent.
- Price-sensitivity index
- 100 = the portfolio average. Above 100 means the location has more low-budget enquiries than the portfolio; below 100 means fewer.
- Retained at target
- Share of enquirers whose stated budget still covers the target rent.
- Preferred size (m²)
- Average room size in square metres that demand actually asks for — each size option weighted by how often it was selected.
- Single-occupancy share
- Share of configurator selections for rooms used by one person (as opposed to shared rooms).
- Median stay
- The middle intended length of stay: half of enquirers plan a shorter stay, half a longer one.
- Median lead time
- The middle number of days between the enquiry and the intended move-in date.
- Demand momentum
- Change in search volume over the last four complete weeks compared with the four weeks before.
- Tier
- Market group used for like-for-like comparison. Tier I: Munich, Berlin, Frankfurt, Stuttgart · Tier II: Bonn, Dresden, Kiel, Bremen · Tier III: Bochum, Essen, Halle, Ludwigsburg.
- Searches
- Number of search requests made on the website (term-range searches).
- Leads
- Number of enquiry forms submitted (exit-intent leads).
- Valid budgets
- Enquiries that contain a plausible monthly budget and can therefore be used for price analysis.
- Configurator clicks
- Clicks on room options (size, occupancy, features) in the online configurator.
- Unique enquirers
- Number of different people behind the enquiries (identified by a hashed email address).
- Confidence
- How trustworthy the figure is, based on the sample size behind it: high, medium or low.
Confidence thresholds
Confidence follows sample size of the underlying metric.
- High: n ≥ 100
- Medium: n ≥ 30
- Low: n ≥ 10
- Insufficient: below 10
Confidence intervals around a median use order statistics at the 95% level and require at least five valid values.
Excluded locations
Locations with fewer than 10 valid budgets and fewer than 30 searches are excluded from location comparisons.
No location currently falls below the threshold.
